Boston Real Estate Update Mid-May 2026

The Boston real estate market is doing exactly what we expected in mid-May 2026: inventory is rising, well-prepared listings are still selling within days, and buyer competition is focused on the sub-$1.2 million condo segment. Here’s the honest snapshot from mid-May for buyers, sellers and investors.

“From the beginning of our relationship with Seth to the end of our relationship, I can’t say enough about how much he has done for my wife and I. We had just returned to the Boston area via Savannah, Georgia, and we already had our ideal in mind: a single-family home in Winthrop, which is what we wanted.

Where the Boston Market will be in mid-May 2026

Two big things changed in the first two weeks of May. Active inventory is up about 18 percent from mid-April, which is a normal seasonal pattern but a significantly larger increase than 2025 saw at the same time. At the same time, the launch days of the well-prepared and reasonably priced offers have hardly changed. Anything under $1.2 million in a strong pocket will still be signed in 7-10 days.

The net effect: more inventory, but most of the added inventory sits because it is overpriced or underprepared. Sellers who watched their neighbors achieve premium prices in March test the same prices in May, and the market no longer rewards that.

Boston Condo Market: Where the Action is

The condominium segment does most of the work in this market. Short read:

  • The median sales price for condos across the city is in the high $700,000s, virtually unchanged from April
  • New 2-bedroom condominium construction in South Boston and East Boston regularly generates $1.0 million to $1.4 million
  • Older converted triple decker condos in Dorchester, Somerville and Chelsea continue to offer the best value per square foot
  • In most parts of the city, owner-occupiers still outbid buyers than investors, with parking and outdoor spaces commanding the highest premiums

Single-family home inventory: tight, expensive, picky buyers

The inventory of single-family homes is tighter than ever this year, but buyer behavior has changed. Well-prepared homes still receive multiple offers the first weekend. The difference now is that buyers are forgoing anything that needs significant work, even at a discount. They’ve learned that backorders and renovation costs are ruining any “deal” they thought they were getting.

Translations for Sellers: The paint, flooring, and kitchen before list is more valuable than ever.

Multifamily and investor activity

Things were quiet in the investor segment. With higher interest rates built into the underwriting, the buyers who are still active are those with strong rental income and a tax-advantaged exit strategy. Triplanes in Dorchester, Revere and East Boston were the most active. We are seeing more 1031 exchange buyers and fewer first-time investors than this time last year.

What buyers should do in mid-May 2026

  • Be fully pre-approved before each performance. A preliminary letter will not survive an offer week
  • Be ready to move in within 48 hours of seeing a unit you like
  • Don’t chase the overpriced listings that have been on the market for more than 20 days. They will continue to fall
  • Get on the off-market list. The best stock often trades ahead of MLS
  • Plan for any inspections to reoccur. The market rewards clean deals, but buyers can afford to be more selective in 2026 than in 2022

What sellers should know

  • Price at last comparison, not at peak in March 2026. Buyers have the data and they know it
  • Professional photos and a 3D tour are now the basic expectation and no longer a distinguishing feature
  • Come to the market on a Wednesday or Thursday and there will be an open house the following weekend
  • Fix the obvious cosmetic issues before the list. Buyers will no longer accept credits at face value
  • Have your 6D and condo documents ready on day one

Outlook for June 2026

The seasonal window until July is still the strongest of the year. We expect inventory to continue to build gradually through Memorial Day, peaking in early June and then increasing days on market after July 4th. If you’re weighing a sale this year, the next six weeks are the strongest selling window. If you’re buying, the inventory you see in late May and June will be the largest selection until next spring.
