“I used Seth’s team to purchase my first rental property in Winthrop. Seth was great to work with. Very knowledgeable and down to earth. He was also able to refer me to a few different tradespeople who I have worked with since then. I will definitely work with Seth again as I look to expand my multifamily portfolio.”
If you’ve been watching the Greater Boston market for the past few weeks and trying to figure out where it actually stands, this is your snapshot. The end of April 2026 is the part of the spring market when the noise of the previous season dies down and you can finally see what’s real.
Where the inventory is currently located
Inventory levels in the Boston area have decreased slightly compared to January and February, but supply is still the binding constraint in most price ranges. The inventory of single-family homes in downtown, Winthrop and along the North Shore watershed remains so low that an affordable listing is rarely available for more than two weekends. Duplexes and small apartment buildings are even tighter, particularly in East Boston and Revere, where investor demand has not slowed.
Several offers are back, but not everywhere
The quickest way to misjudge this market is to assume that every quote gets a multiple. They are not. What we’re seeing is a clear divide: turnkey, well-staged and well-priced homes in desirable micromarkets are seeing three to seven offers made within the first week, sometimes more. Properties that need renovation, are on a busy street or are offered at a price that is even five percent higher than what the payers will support will get an offer or none at all and negotiate downwards. The middle is hollowed out.
Days on market are shortened in the right pockets
For offers that fall into the first range above, the average days on market at the end of April are significantly shorter than at the end of April 2025. We are talking about deals that close within ten days and whose closings accumulate into early summer. The lesson for sellers is that pricing is more important than ever because the market rewards sharp pricing with speed and punishes desire pricing with stale listing status.
Mortgage interest rates background
Mortgage rates remain elevated compared to the 2020 to 2022 era, continuing to limit affordability and sidelining some first-time mortgage buyers. However, prices have stabilized enough that buyers who were waiting for a perfect window have started adjusting and moving anyway. We are seeing more 7-1 ARMs and more buy-down structures in the offerings we are writing.
What that means when you buy
If you’re buying, the worst thing you can do now is wait for the market to “tell” you what to do. The market is already telling you: Choose your micromarket, get pre-approved with a real lender, and be ready to move when the right home becomes available. For the buyer who needs three weekends to think, houses don’t stay on the market.
What that means when you sell
If you’re selling, the process for late April is straightforward. Be honest about the competitions, invest in real photography and staging, and plan your launch for a Thursday or Friday so your first weekend captures the most foot traffic. Don’t test the market with a desired price and expect the market to negotiate upwards.
The view of North Boston: Winthrop, East Boston, Revere, Chelsea
The North Boston micromarkets we cover best (Winthrop, East Boston, Revere and Chelsea) continue to outperform the broader regional average in demand. The combination of relative affordability, Blue Line and ferry access, and continued development interest discourages inventory buildup. Investor activity in two- and three-family products remains strong, with off-market deals accounting for a significant portion of completed deals.
Where we go from here
The next four to six weeks are typically the busiest part of the spring market in the Greater Boston area. We expect inventory to increase slightly as more sellers come forward ahead of Memorial Day, and we expect competition to remain strong in sought-after bags. If you’re thinking about moving on either side of the table, the worst case scenario is that you show up to the schedule at the end of June and find that everyone you wanted to compete with has already moved.
