“Seth and his team were fantastic with our home sale in Winthrop. We were in the process of moving out of state for most of our sale, and Seth and his team made everything so seamless for us. He took care of the little details that most real estate agents miss and got us the highest price for our home. He was professional, responsive, provided us with all the information that helped us make the right decisions, and was never more than a text away. When If you need to buy or sell a house, ask for Seth and don’t settle for anyone else!”
Short answer: In the Boston area, the most expensive and quickest deals of the year typically reach the MLS between mid-April and late May. As of April 16, 2026, mortgage rates have fallen to 6.30%, inventory is still tight (Massachusetts has about 1.24 months of supply), and 40% of homes sold in March exceeded demand. If you’re thinking about selling this year, now is the time.
Key Takeaways for Sellers in Boston, April 2026
- Best window for listing: Mid-April through Memorial Day weekend.
- Median house price in Boston: $857,000, up 1.4% from last year.
- Average Sales Price in Massachusetts (March 2026): $645,500, up 2.7% from last year.
- Average market days in Boston: 32 days.
- 30-year fixed mortgage rate: 6.30% (versus 6.83% a year ago), luring more buyers off the sidelines.
- Inventory: Massachusetts has approximately 1.24 months of supply and is still clearly a seller’s market.
Why the Spring Window wins in Boston
Boston’s sales calendar is shaped by three things: the weather, the school year and the city’s massive renter-buyer pipeline, which changes every September 1st. When you put these together, a clear pattern emerges. Once the snow is gone, buyers come in droves and open houses can actually feel like open houses. They want to reach an agreement by late spring so their financing, inspections and closing can be completed in time to be implemented before Labor Day. This means that sellers listed between mid-April and the end of May have the largest and most motivated buyer pool of the year.
We see it in the data of our own entries each season. Homes that go live in the third week of April and May regularly receive multiple offers, meet listing price (or higher), and close in less than 35 days. If you wait until July, the same house often sits longer, has to take a price cut, or trades in for a house we wouldn’t have accepted in May.
What the national data says and what we’re seeing in Boston
Realtor.com’s 2026 analysis named April 12-18 as the best national listing week, citing a 1.3% price premium and faster sales with fewer price cuts. That’s a useful measure, but Greater Boston is on its own clock. Local opinions vary: Some Boston realtors say the second half of March is ideal because inventory is thinnest and any well-prepared home stands out. Others, especially those who work in the suburbs and port cities, prefer late May, when warmer weather means greater appeal and greater turnout at open houses. Both views have their justification.
Our opinion after years of selling in Boston, Winthrop, North Shore and East Boston: List the time when your home is fully prepared and has at least April 1st on the calendar. The exact week is less important than the preparation, price and presentation. A move-in-ready home in Eagle Hill listed on April 22 is outperforming a half-finished home in the same neighborhood that was listed on May 15.
Monthly outlook for the remainder of 2026
April to May: high season
This is the window. The buyer pool is largest, days on market are lowest, and sales-to-list ratios are highest. If your home is ready, you can now drive away.
June to mid-July: Still strong but changing
Demand is good, but families with children are increasingly looking to close and move in before the countdown to school begins in August. Pricing needs to be sharper. Homes that require a price reduction during this time frame often signal problems to buyer agents.
Mid-July to August: The Quiet Stretch
The holiday season, suburban families stuck to their school schedules and urban renters waiting for September 1 leases are making for the weakest weeks of the year. We recommend not listing here unless there is a specific reason (moving, estate, divorce, financial timing).
September to October: Fall mini season
The Sept. 1 rental exodus brings a wave of new buyers to the market, particularly in neighborhoods like East Boston, South Boston and Back Bay. Inexpensive condominiums and small apartment buildings perform very well in this window. Single-family homes in the suburbs are softer.
November to February: low season
Fewer listings, fewer buyers, but the buyers who are out there mean business. Days on market are lengthening, but motivated sellers can still get good numbers when prices are right. We negotiated above-average deals in February that surprised everyone, but it requires a tight strategy.
What “Best Time to Sell” in Boston Actually Means
The correct month only matters if the rest of the equation is correct. In our experience, a perfectly timed listing on an ill-prepared home will lose out to a slightly out-of-season listing that has been priced, staged, and marketed with intent. Three things are more important than the calendar:
- Pricing strategy. With Boston spending an average of 32 days on the market and 40% of Massachusetts homes still selling above list, accurate pricing ensures competition. Inflated prices destroy momentum in the first 14 days, when most offers occur.
- Preparation and staging. Buyers in 2026 want to be move-in ready. Painting, tidying, professional photography and thoughtful staging regularly contribute 2-5% to the final number.
- Marketing reach. The MLS is the floor, not the ceiling. Targeted social campaigns, agent previews, and connecting with the right buyer agents (particularly in East Boston, Charlestown, Winthrop, and North Shore) increase listing volume.
The picture of mortgage rates in 2026
Freddie Mac’s 30-year fixed note averaged 6.30% as of April 16, 2026, down from 6.37% the previous week and well below the 6.83% buyers faced a year ago. Lower rates attract more buyers into the qualifying range and increase their payment options. That’s driving demand while keeping inventory limited – exactly the cocktail sellers want to get in on.

Frequently asked questions
What month do the most houses sell in Boston?
The months of May and June consistently top the list for completed transactions, meaning listings that hit the market in April often result in conversion. List in April and early May to capture the largest pool of buyers of the year.
Is it better to sell in Boston in the spring or fall?
Spring almost always wins in price and market days. Fall is a solid second window, especially for Boston condos and multifamily properties in the city that benefit from September 1 leases.
How long will it take to sell a house in Boston in 2026?
The current median is 32 days from listing to agreement. Well-prepared, accurately priced homes in strong neighborhoods are often agreed upon within the first 14 days. For a more detailed breakdown, check out our guide to how long it actually takes to buy in Boston.
Should I wait until mortgage rates drop further to list?
No. Lower prices attract more buyers, which can increase competition for sellers who list now. If you wait for prices to drop and list later, you may find yourself facing more competing inventory at the same time. The current interest rate of 6.30% is already generating strong activity.
What is the most common mistake Boston sellers make in the spring?
Excessive prices. With an average of 32 market days, the first two weeks are the most important. Offers that start too high and require a price reduction on day 21 typically sell for less than identical homes that were priced correctly on day one.
